(AP) ? The mayor of the Oklahoma City suburb battered by a monstrous tornado says he is pushing to require safe-room shelters in all new homes.

Glen Lewis said Wednesday he will propose an ordinance in the next couple of days at the Moore City Council that would modify building codes to require the construction of reinforced shelters in every new home in the town of 56,000.

The suburb was also hit by a massive tornado in 1999 that followed nearly the same path as the storm Monday that killed at least 24 people.

Lewis says he is confident he'll get the four votes needed on the six-member council. The measure could be in force within months.

Underground safe rooms are typically built below garages and can cost around $4,000.

Don't Get Daft Punk's New Album Without Also Getting the Helmet

After Halloween revelers desperately wanted to buy his impressively detailed Daft Punk helmet (Thomas Bangalter version) Mauricio Santoro realized he could probably make a few bucks from his creation. So he got a small production line going and is now selling the helmets on Etsy for $500 until they run out, or until Columbia Records catches wind of it.

Made from chromed plastic urethane so it shines with a mirror finish, the helmet also features a set of scrolling red LEDs that can be programmed via a USB connection to your PC. It even comes with a black balaclava to cover your neck and help sell the effect, but finding a dapper black suit to complete the outfit is left up to you.

Microsoft: New Xbox One more than a game console | The Salt Lake ...

Microsoft Corp.'s Don Mattrick unveils the next-generation Xbox entertainment and gaming console system, Tuesday, May 21, 2013, at an event in Redmond, Wash. It's been eight years since the launch of the Xbox 360. The original Xbox debuted in 2001, and its high-definition successor premiered in 2005. (AP Photo/Ted S. Warren)

Tech ? With added features, system aims to be heart of the living room.

Microsoft introduced its next-generation video game system, called Xbox One, during an announcement Tuesday, and true to its promise, the console is designed to be the center of your home entertainment system.

"We have an ambitious vision for Xbox One ? to become the all-in-one system for every living room," said Xbox division president Dan Mattrick. The system will be released later this year, although no price was announced.

The console will be integrated with cable and satellite television systems, and is designed to allow users to change channels and switch between TV movies and games by voice commands.

In fact, voice commands will play a larger role in the new Xbox One over its predecessor, the Xbox 360, and users will even be able turn on the system by just talking to it.

The console also will come equipped with a new, more powerful Kinect accessory for motion control and voice recognition. The Kinect, a bar that sits in front of the television and reads the movements of the players, will have a better camera and be capable of more refined voice control. "This is rocket-level science stuff," said Microsoft?s Marc Whitten.

The box will continue to use a more traditional gamepad controller similar to the one that comes with the Xbox 360.

The Xbox One will be made up of traditional PC parts and is expected to wield the same processing power as the recently announced PlayStation 4, the Xbox?s main competitor. Sony?s console also is expected to be released later this year.

Although Microsoft?s new entry in the next-generation console wars is geared for all-around entertainment services, its focus is still gaming.

Xbox executives introduced several games for the system, including a new Forza Motorsport racing game and the latest entry in the popular "Call of Duty" franchise, "Call of Duty: Ghosts." Electronic Arts also announced that new versions of "Madden Football," "FIFA Soccer," "NBA Live" and a UFC fighting game would be coming to the XBox One.

Mattrick announced that 15 games exclusive to the Xbox One would be released in the system?s first year, and eight of those are titles based on new properties that are not sequels. A more complete lineup of games for the system is expected to be announced during the E3 video game trade show next month in Los Angeles.

story continues below

On another front, Nancy Tellum, former head of CBS who now directs digital entertainment for Microsoft, said the company would produce a new "Halo" television series based on the popular Xbox science fiction game. Filmmaker Steven Spielberg will produce the series. A release date was not announced.

Microsoft?s announcement Tuesday officially ignites a new console war among the Xbox One, Sony PlayStation 4 and Nintendo Wii U, which was released in stores last December. So far, sales of the Wii U, which is technically more on par with the older Xbox 360 and Sony PlayStation 3 than the newer boxes, have been below expectations.

Console video game sales have been dropping for more than a year, largely because sales of games for mobile devices have been eating into the market and also because it has been seven years since the last models of consoles were introduced.

Sales of gaming hardware fell 27 percent from 2011 to 2012, according to the NPD Group, while sales of game discs fell 23 percent.

But Brent Fox, co-owner of Orem-based Wahoo Studios, which makes downloadable games for the Xbox 360, is excited about the Xbox One?s potential.

"The Xbox 360 market has slowed the last couple of years, so for us this is a new opportunity and a chance for our market to be revitalized and get people excited again," he said.

Immune system cancer drugs tipped to be a $35 billion market

LONDON | Wed May 22, 2013 10:48am BST

LONDON (Reuters) - A new wave of medicines that tap the power of the immune system to fight cancer could become the biggest drug class in history, with potential sales of $35 billion a year.

That bullish sales forecast by analysts at U.S. bank Citigroup highlights the growing excitement surrounding so-called immunotherapy after positive results from clinical trials conducted by companies such as Bristol-Myers Squibb and Roche Holding.

"We believe this market will generate sales of up to $35 billion (a year) over the next 10 years and be used in some way in the management of up to 60 percent of all cancers," Citi analyst Andrew Baum said on Wednesday.

Citi's forecast is considerably higher than current market consensus, but if it proves correct, then cancer immunotherapy would exceed the peak market value of top blockbuster drug classes such as statins for high cholesterol.

After years of puzzling over how to get the body's immune system to respond more effectively against tumor cells, scientists are now finding a number of promising avenues.

The new drugs are designed to target areas that act as brakes on the immune system. By interfering with these brakes, the drugs free the immune system to attack and kill cancer cells.

Bristol-Myers Squibb's nivolumab and Roche's MPDL3280A are two leading contenders in the field. Both had an impressive effect against a variety of cancers, according to preliminary trial results released last week.

Further details of the studies will be presented at a meeting of the American Society of Clinical Oncology in Chicago early next month.

MANAGEABLE CANCER

Conventional chemotherapy and other cancer drugs often have a powerful effect in shrinking tumors, but the effect is typically short-lived. The effect of immunotherapy can last much longer because the immune system has effectively been reset to remember how to keep fighting cancer cells.

Citigroup said that immunotherapy has the potential to transform a significant percentage of cancers into something akin to a chronic disease, in a similar way to how HIV drugs have made the viral disease a manageable condition.

On the back of its upbeat prediction for the immunotherapy market, Citigroup has upgraded shares in Bristol-Myers Squibb and Roche to "buy" from "neutral".

Roche stock was trading 1.7 percent higher by 0914 GMT (5.14 a.m. EDT), outperforming a flat European drugs sector.

Other leading players with a range of drugs, vaccines and cell therapy treatments in the cancer immunotherapy field include GlaxoSmithKline, AstraZeneca, Novartis, Merck & Co and Amgen.

In addition to the progress being made in research, analysts believe that the immunotherapy field could also benefit from a new U.S. Food and Drug Administration initiative to speed approval of important and innovative drugs.

The U.S. watchdog recently started a scheme to allow quicker studies of life-saving therapies designated as a "breakthrough", provided that clinical data is compelling.

Vudu Player update allows movie downloads on iPhone, iPad

Vudu Player finally allows movie downloads on iPhone, iPad

Coming months after the feature's introduction on Android and PCs, Vudu has updated the iOS version of its app with the ability to download movies for viewing offline. Unlike the Android version, this feature is not restricted to tablets however, with downloads of your Vudu / Ultraviolet collection on iPads and iPhones. Other tweaks include making the Player "easier to use" and adding closed captions on iPhone. The Flixster app already allowed for Ultraviolet movie downloads on iOS, however Vudu has access to some movies that may not be available there. The updated version of the free app is available on on iTunes, although you will need an associated account (with updated password info) with unlocked videos to get any use out of it.

J.K. Rowling, Hilary Mantel, and other British authors auction off annotated first editions

J.K. Rowling and other authors are selling first-edition copies of their books with annotations, written thoughts on the book, and/or illustrations to benefit the writers' organization English PEN.

By Molly Driscoll,?Staff Writer / May 20, 2013

A first-edition of 'Harry Potter and the Philosopher's Stone' is the rarest of all the "Harry Potter" books because so few copies were printed for its first release.

The auction will take place May 21, with 50 British writers contributing first-edition copies of their works with some sort of additions. Pullman?s novel ?Northern Lights,? known as ?The Golden Compass? in America, will be sold as well as Helen Fielding?s novel ?Bridget Jones?s Diary," Roald Dahl?s children?s book ?Matilda,? and Mantel's "Wolf Hall."

Rowling is contributing the first book in the Harry Potter series, ?Harry Potter and the Philosopher?s Stone,? known as ?Harry Potter and the Sorcerer?s Stone? in the US. As noted by Reuters, the book is the hardest to find of the "Harry Potter" series because it had the fewest copies released during its first printing.

Authors Margaret Atwood, Julian Barnes, Nadine Gordimer, and Tom Stoppard are also participating, among others.

Some of the annotations for the books are also available for viewing online through the website for the British newspaper the Guardian.

English PEN ?defend[s] writers and readers in the UK and around the world whose human right to freedom of expression is at risk,? explains the group's website.

The auction will be taking place at Sotheby?s and is arranged around a theme of ?First Editions, Second Thoughts,? according to the English PEN website.

?In 40 years in the rare book trade I have never seen a collection of books to compare with those in this sale,? curator of the sale Rick Gekoski said in a statement on the site. Gekoski is also an English PEN trustee and works as a rare book dealer. ?In many cases, the commentaries will affect how the book is to be read and understood in the future.?

Rowling?s copy of ??Harry Potter and the Philosopher?s Stone? includes some hand-drawn illustrations accompanying the story as well as her written thoughts and a 43-page piece on the theme of ?second thoughts? about the book.

One of the author?s annotations reveals that she originally chose a bear to represent Hufflepuff House, one of Hogwart?s four houses, before settling on a badger.

?Perhaps Hufflepuff house would have the respect it deserves from the fans if I'd stayed with my original idea of a bear to represent it?? she wrote.

Meanwhile, Fielding wrote in the margins of ?Bridget Jones?s Diary," ?The BBC?s Pride and Prejudice was airing when I wrote. In love with Mr. Darcy like the rest of the female population.?

Gimme Shelter: 9 Instant Buildings From Disaster Zones to Battlefields

Describing architecture as "instant" can mean different things to different people. During the post-War housing shortage, it meant prefab homes that went up in weeks. For disaster survivors, it can mean something as simple as a shelter that's assembled in hours. For the military, instant architecture often means truly instantaneous?hangars and medical tents that pop up in mere minutes.

Over the past few decades, as warfare has evolved and climate change has hastened the frequency of severe weather, we've seen "instant" buildings emerge as a topic in design schools and relief organizations. From shipping containers that unfold at the touch of a button to "buildings-in-a-bag" that need only water and air to be assembled, we're experiencing a renaissance in rapidly deployable architecture. Nine interesting examples?including a few from the past?follow.

Jean Prouv?'s Maison Aluminium M?tropole:

Jean Prouv?, who died in 1984, was one of the most vocal supporters of prefabrication. This classroom was the winning entry from a 1949 competition run by the French government, which asked architects to design a prefab package to provide classrooms and teacher housing in rural areas. Only 15 of the buildings were ever produced?but the design became definitive in modern architectural history. This stop-motion video, posted over on Dwell, shows one of the sets being assembled as part of a recent exhibition on Prouv?'s work.

Assembly time: six days.

Building In a Bag:

Cement-impregnated cloth gives these shelters?which go up in under an hour?their nickname: "building in a bag." To set up the hard-shell tents, you spray the concrete cloth with water drape it over an inflated balloon until it dries. It's fireproof, immune to snow and rain, and lasts as long as a decade.

Assembly time: an hour or less.

QuaDror by Dror Benshetrit:

QuaDror is actually a structural component developed by the Israeli product designer Dror Benshetrit. QuaDror disaster shelters use the same component as a basic hinge for building shelter out of whatever happens to be lying around. It's a smart proposal, because even though it requires a bit of work on site, it's cheaper (and faster) to transport small components rather than entire shelters.

Assembly time: one day.

Shelter System for the B-2 Stealth Bomber:

Why does the B-2 need its own storage system? Because its stealth coatings require exacting temperature controls to maintain. And when the plane is in action, a good hangar isn't always easy to find. So the Air Force contracted a company called American Spaceframe Fabricators to design a system that can be transported anywhere and goes up fast. The military now owns a handful of the massive structures, which can be disassembled and reassembled as needed. The unique retraceable entryway is clam-shaped to accommodate the plane's wingspan. Similar shelters are now in use to house smaller aircraft, like these similar pop-up hangars.

Assembly time: roughly ten days.

Onagawa Temporary Container Housing by Shigeru Ban:

Japanese architect Shigeru Ban devoted most of his office's resources to helping the displaced find shelter after the 2011 tsunami. This community, in the town of Onagawa, gave earthquake survivors a place to live as their town was being rebuilt. Stacked shipping containers supply 1800 units of temporary housing, and one very beautiful community center provides meeting space.

Assembly time: several months.

Mobile Housing by Yatsutaka Yoshimura:

Japanese architect Yatsutaka Yoshimura recently unveiled a proposal for a mobile housing unit built to the specifications of a shipping container. This way, the finished homes can be transported to the crisis site aboard flatbed trucks, rather than assembled when they arrive.

Assembly time: one day.

Uniteam's Collapsible Military Shelters:

The Rapid Deployment Shelter System, or RDSS, arrives in a standard shipping container and unfolds at the touch of a button. The system was designed to improve on the military's standard tent system, giving temporary hospitals and combat centers instant access to air conditioning, wifi, and electricity.

Assembly time: two minutes.

Daisuke Sugawara Housing by Azuhito Nakano:

Being displaced from your home after a disaster affects people in a whole host of long-term ways, ranging from financial to emotional. The concept behind this community of 60 homes in Rikuzentakata (an area "wiped off the map" after the tsunami in 2011) was to encourage interaction between residents. The architects arranged the homes in an interlocking pattern that connects garden to garden?the hope being that residents will run into each other more often and build relationships.

Assembly time: a few weeks.

Liina Transitional Shelter:

"According to a 2007 report by Christian Aid," write the students behind this brilliant flatpack shelter, "the number of refugees worldwide is expected to exceed 1 billion by 2050." Liina, a modular shelter designed by Aalto University students, was designed to serve as a temporary home for refugees in colder climes. Using a system of interlocking wood panels and simple fabric straps, Liina only takes six hours to assemble after it's unpacked from its shipping container. And remarkably, it requires zero power tools.

Assembly time: six hours.

Tea party looks to take advantage of moment

DES MOINES, Iowa (AP) ? Is the tea party getting its groove back? Shouts of vindication from around the country suggest the movement's leaders certainly think so.

They say the IRS acknowledgement that it had targeted their groups for extra scrutiny ? a claim that tea party activists had made for years ? is helping pump new energy into the coalition. And they are trying to use that development, along with the ongoing controversy over the Benghazi, Libya, terrorist attacks and the Justice Department's secret seizure of journalists' phone records, to recruit new activists incensed about government overreach.

"This is the defining moment to say 'I told you so,' " said Katrina Pierson, a Dallas-based tea party leader, who traveled to Washington last week as the three political headaches for President Barack Obama unfolded.

Luke Rogonjich, a tea party leader in Phoenix, called the trio of controversies a powerful confluence that bolsters the GOP's case against big government. "Suddenly, there are a lot of things pressing on the dam," said Rogonjich.

It's unclear whether a movement made up of disparate grassroots groups with no central body can take advantage of the moment and leverage it to grow stronger after a sub-par showing in last fall's election had called into question the movement's lasting impact. The tea party runs the risk of going too far in its criticism, which could once again open the door to Democratic efforts to paint it as an extreme arm of the GOP.

At the very least, furor over the IRS in particular is giving the tea party more visibility than it has had in months, and it's providing a new rallying cry for tea party organizers starting to plot how to influence the 2014 congressional elections.

The tax-agency scandal ? it has led to the acting IRS commissioner's ouster, a criminal investigation and Capitol Hill hearings ? seems to validate the tea party's long-held belief among supporters that government was trampling on them specifically, a claim dismissed by ousted commissioner Steven T. Miller. He has called the targeting "a mistake and not an act of partisanship."

Nevertheless, Sen. Marco Rubio, R-Fla., elected in 2010 with tea party backing, said the IRS scandal "confirms many of the feelings that led to the tea party movement in the first place."

"What's happened here is a reminder of, this is what happens when you expand government," he said. "That and the disaster that is Obamacare is going to be a real catalyst in 2014 and beyond."

Tea party activists hope they also can drive support ahead of the elections by stoking widespread suspicions that the Obama administration and State Department are hiding key details about the September 2012 attack in Benghazi, Libya, that killed the U.S. ambassador and three other Americans. The seizure of Associated Press phone records also plays into their argument that government is too intrusive.

Tea party activists have tried to take advantage of the issues that have put some of their central tenets ? limited government and civil liberties ? in the spotlight.

From around the country last week, they headed Washington to hold a news conference on the Capitol steps and meet with members of Congress. Those who stayed home jammed House and Senate phone lines with calls urging congressional action as the IRS saga unfolded. An email from Teaparty.org that was sent to activists proclaimed: "We've worked so hard these past few years and it's paying off! We're witnessing the unraveling of a presidency at an unprecedented rate."

Freedomworks, a national tea party group, spent the week circulating petitions for congressional hearings and encouraging leaders of local groups who believe they have been targeted by the IRS to include their story on a national database to build the case against the agency.

"Perhaps all this attention will break something loose," said Jim Chiodo, an activist from Holland, Mich.

It wasn't long ago that the tea party was the hot new political kid on the block, bursting onto the national scene during the contentious summer debate over health care in 2009. Over the next few years, the loosely affiliated conservatives and civil libertarians would leave their mark on the 2010 elections by helping Republican candidates win Senate races in Florida, Kentucky, Utah and Wisconsin and scores of House races.

Those victories resulted in House and Senate Republican caucuses getting pushed to the right in legislative battles, making life difficult for Obama and his Democrats in an era of divided government.

But the movement's success was muted in 2012 when Republicans nominated the establishment-backed Mitt Romney for president, though he did little to inspire the tea party. He lost, and so did many tea party-backed House and Senate candidates.

Now, tea party activists say they are emboldened and won't be afraid to recruit candidates to run in Republican primaries against incumbents who appear to go easy on the Obama administration, particularly in light of the IRS scandal.

"It's one of those issues we should just raise hell about," said Nashville Tea Party leader Ben Cunningham.

Some say they're now even more suspicious of government than before.

"I personally feel so vindicated," said Mark Falzon, a New Jersey tea party leader. But he added: "What's scaring me now is what's going on below the water line that we're not seeing."

Republicans say that the tea party will have an opportunity come 2014 to make its mark again, particularly with Obama not at the top of the ticket. Also, they say that with Obama's health care law going into effect and with the slew of latest controversies, they now have concrete issues to point to when arguing against government overreach.

"Suddenly, this is a very real demonstration of too much power ceded to government bureaucrats," said Matt Kibbe, president of Freedomworks. "This is no longer theoretical."

Alabama Immigration Law Asks Doctors For Their Papers

WASHINGTON -- Some Alabama physicians and physician assistants were surprised this week to receive a letter with a new demand from the Alabama Board of Medical Examiners: Show us your papers.

Under the state's 2011 immigration law, these medical professionals are now required to prove they are U.S. citizens or in the country legally to maintain their licenses to practice, according to the letter, dated May 16.

The immigration law, H.B. 56, was signed into law two years ago. Based on the the much-contested S.B. 1070 in Arizona, Alabama's law is considered the toughest in the country, in part due to its "papers, please" provision that requires police to ask for an individual's immigration status if they have "reasonable suspicion" the person is undocumented. It was designed specifically to drive undocumented immigrants out of the state, but much of it has since been blocked by the courts.

The medical license component did not kick in until this year. Already-licensed physicians and physician assistants now have only two weeks to get their information to the Medical Licensure Commission. Those applying for a license for the first time will be required to either demonstrate they are in the country legally or sign a declaration of U.S. citizenship and give proof, according to the letter. If they don't provide the information, they will not be able to receive or renew their licenses.

From the letter, signed by Alabama Board of Medical Examiners Executive Director Larry D. Dixon:

A person applying for or renewing a professional license is required to sign a declaration of U. S. citizenship and demonstrate U. S. citizenship or demonstrate lawful presence in the U. S., which is then verified by the federal government. After initial demonstration and verification of U. S. citizenship or lawful permanent residence in the U. S. is made, further demonstration of such status is not required.

H.B. 56 initially made it a crime for undocumented immigrants to engage in business transactions with the state, creating problems for people who wanted to buy utilities or register their mobile homes, among other things. Civil rights groups sued the state on behalf of mobile-home owners, and the provision was blocked by a federal judge in November 2011.

When state lawmakers revised the bill last year -- in part to stem concerns that it was driving out business -- they narrowed that provision but maintained the ban on unauthorized immigrants conducting business with the state for professional licenses, such as those for physicians and physician assistants.

Karen Tumlin, a managing attorney at the National Immigration Law Center, said the license requirement seems to susceptible to the same legal problem as the provision affecting mobile-home owners: The federal government, not the state, has the responsibility to verify immigration status.

"We're deeply troubled by what the board is doing here, because once again it raises the constitutional problem with localities determining who has permission to remain in the United States and who does not," said Tumlin, who has worked to block H.B. 56. "And as a practical matter, we're concerned it would lead to duly licensed individuals in the state of Alabama not being able to contribute to Alabama society and pursue their profession."

Foc.us headset claims to shock the brain for better gaming, we go ...

Focus headset stimulates your brain, hones in on gaming foreheadon

We've seen a number of headsets tap into the mind, to geotag your mood, grant you remote control over gadgets or simply let you wiggle a pair of cat ears. None of those are quite like the foc.us, however, which serves up transcranial direct-current simulation (tDCS) -- a controversial form of neurosimulation that transmits current to a particular area of the brain. Originally used to help patients with brain injuries, tDCS has supposedly been found to increase cognitive performance in healthy adults. These claims haven't been proven yet though, and shocking your own cranium isn't exactly FDA approved.

Still, the foc.us is one of a few tDCS headsets designed for the consumer market and can, the inventor Michael Oxley claims, improve your working or short-term memory when the electrodes are placed on your prefrontal cortex. A low-intensity current is passed through the different nodes, exciting that part of the brain. Interestingly, Oxley is positioning it as a way to boost your video gaming prowess for the "ultimate gaming experience," a concept we found a little odd. That said, you don't actually have to wear the headset while shooting up bad guys or other brain-draining tasks. The idea behind the foc.us headset is to put it on your noggin, fire it up, and wait for around five to ten minutes, then take it off and go about your day. We did just that and all the gory details are after the break.

The model that we tried was only a prototype and, as you can see from the pictures, the device has four copper electrodes that are designed to sit on your forehead via four saline-soaked sponges, which are there to prevent your skin from burning. (You are getting about a milliamp of current zapped across your cranium after all.) A touch sensor on the back turns the headset on when held down and activates the tDCS when double tapped.

We strapped the headset on for ourselves at a recent event, and we found it to be a weird experience. There was a strange, almost burning, sensation on the right part of our forehead, while the rest merely tingled. Oxley told us that it was normal for some people to feel it more on one side than the other, and that tDCS does take some getting used to. After about eight minutes, the tingling sensation remained even after we removed the headset. We didn't really feel our powers of concentration improve that much afterward, but it's hard to say after such a limited time.

The final product will be made out of polypropylene and polycarbonate, while the sponges will be of a much higher-grade. The final foc.us kit will include a headset (available in black or red), a case, eight reusable sponges and a micro-USB cable. For those who want to take tDCS a step further, you can get additional electrodes that can be attached elsewhere on the head. The default setting is 1.0mA for five minutes, but if you pair it with the iOS app it's configurable from 0.8 to 2.0mA and sessions can last up to 40 minutes (for when you really need to cook those brain cells). If you're a tDCS believer, then be prepared to pay hypochondriac prices for your latest toy, as it'll set you back $249 in the US and ?179 in the UK. The first batch should ship by July, while subsequent orders are set to arrive starting in October.

Basic Advice For Individuals That Want Make Money In Real Estate ...

Investing in real estate remains one of the easiest ways to make money. The value of land, buildings, houses and other real estate properties keeps rising by the day and so does the demand. Land does not increase in supply but the population keeps increasing. This only means one thing: the many buyers wishing to own property have to compete for the limited properties available. Very little training is needed for people who want to make money in real estate.

The investor may choose one of two options of investment. The first of these options involves purchasing property and holding it for some time to allow for appreciation. They then sell it when the market value hits the peak. As they wait for this positive price change they rent out the property and use the rent to meet various expenses. These may include taxes, mortgages, utilities and in some cases there may even be some income for the owner.

The other alternative for the business person is known as flipping. Here, one buys property for a lower price than the market value and then resells it almost immediately. These individuals have a lesser chance of making losses because there is very little time between buying and selling to allow for any significant changes in price. The second buyer is often a person that wants to hold it for a little longer.

There are a number of ways in which property may be bought at a price that is lower than the market value. The first instance is when the property is in foreclosure. This is a situation where the owner of the property fails to pay for their mortgage and the mortgage lender seizes this property. Normally, the lender, usually a bank, will want to recover their money in the shortest time possible and so they will sell the property at low price. The investor buys this land and puts it up for bidding.

Another plan is to buy fixer-upper houses. These are houses that are run down and require repair. The buyer buys them in this state and rehabilitates them. This may include painting and fitting in new windows or in some cases more extensive structural repairs. It is important that one learns how to inspect this kind of property and that they be able to make estimations on the costs of repair. Underestimating the cost of repairs may lead to huge losses in the end.

The other thing one can do is to option property. Here, the buyer looks for property that is being sold and makes a deal with the seller. They offer to buy a small option of this property at a small fee (this is usually $ 100). This signifies their commitment to buy the property at a given date and at a fixed price. Failure to honour this agreement leads to the forfeiture of the fee. This arrangement gives the investor time to identify a buyer.

As with any investment, there is a chance, although a bit small that one will make a loss. The trick is to get in when the prices are lowest and to exit when they reach their peak. It may be a bit difficult to predict changes in demand for properties. Smart investors anticipate changes in mortgage rates, economic growth and unemployment rates which directly affect demand.

One does not need to be rich to make money in real estate as many people believe. Open-mindedness and patience are the greatest attributes for a successful investor in this area. The beginning is not always easy and it takes time for one to start making good money.

A Cruise Ship In The Desert? Zaha?s Next Project

Zaha Hadid Architects' proposal for a new intermodal transit station for the Saudi Arabian capital, Riyadh, at first glance looks something like a cruise ship with a sharp prow cutting through the desert. This was part of the inspiration, as the sine waves that roll across the fa?ade and organize the interior are derived from wind-generated waves of sand. Read more.

Find a Quick Exercise Routine You Can Actually Stick to This ...

Exercise: most of us hate it and wish we did it more often. The key? Finding a routine that doesn't take too long but also doesn't try to pack two hours of work into four minutes, leaving you feel like you're lucky to be alive. Over the last couple of years, tons of of quick exercise routines you can actually stick to have surfaced. Pick one and get started this weekend.

Simple Circuit Training

Circuit training workouts are great because you can pick a few key exercises for the day and just keep doing them for 20 minutes (or until you can't go on anymore). The downside, of course, is that these workouts tend to be a little difficult in the beginning but if you stick with them and don't expect too much of yourself right off the bat, you'll get in better shape with a small time commitment.

Our guide to getting a complete workout with nothing but your body features plenty of simple exercises you can start with. Just pick three to five that focus on different parts of your body and swap them out with other routines during the week. You can also spend different days concentrating on specific parts of your body (e.g. arms, legs, or core) when you want more focus but try to work in some sort of cardio whenever possible. For some assistance, check out previously-mentioned mobile and webapp Sworkit. It creates randomly-generated circuit training workouts, walks you through them, and tracks your progress. The app is free to use, but a pro version offers additional features.

Tolerable Interval Training

Interval training proves that you only need about 20 minutes worth of exercise per day to get in shape. Like circuit training, interval training tends to require harder work for a shorter amount of time but it can be a lot easier than you might think.

Researchers found that the single most effective exercise regimen may be spending 20 minutes on a stationary bike performing micro intervals. You simply pedal slowly for 12 seconds, pedal as fast as you can for 8, and then repeat this process 60 times (for a total of 20 minutes). The exercise itself isn't that hard, but it requires a lot of attention. Thinking about exercising for 20 minutes can feel like torture even when it isn't. To help solve that problem, I developed an app to keep you on track with this specific flavor of interval training. That way you can watch TV, listen to a podcast, or engage in a variety of other activities and only sort of pay attention to the fact that you're working pretty hard.

A Comprehensive Micro Routine

S

A full body workout doesn't require a gym or much time at all. In fact, you can manage on in just seven minutes. The American College of Sports Medicine's Health and Fitness Journal highlighted an effective, quick routine that uses your body weight to provide a comprehensive work out and help you get you in better shape. Like the bike interval training method mentioned about, this routine was essentially developed in a lab to find a simple and quick way for people to exercise on a tight time budget. If you're in a rush, this is the routine for you.

Don't Forget About Your Diet

Exercise is only one piece of the puzzle. A healthy diet matters just as much. Different diets work better for different people, so you'll have to find the right one for you, but you should be able to make a significant impact by simply limiting your portion size to only what you need and making healthy substitutions for unhealthy foods. Whatever you do, don't expect exercise to turn you into a Greek sculpture. Diet matters, too, so don't make it an afterthought!

Good luck, and happy Friday everyone!

Exclusive - U.S. approval of Tesoro BP refinery buy could come soon

WASHINGTON (Reuters) - Federal antitrust regulators are prepared to approve U.S. refiner Tesoro Corp.'s proposed deal to buy a BP refinery in southern California, three sources told Reuters.

The Federal Trade Commission, which assessed the deal to ensure that it complied with antitrust law, may announce the deal's approval as early as Friday, according to one source with knowledge of the deal.

Tesoro announced in August that it had agreed to buy BP's Carson facility for $2.5 billion.

Tesoro is the second-largest refiner in California, the nation's largest gasoline market, after Chevron Corp .
